More New York Homebuyers, Real Estate Investors Attracted To South Florida Luxury Market

Since January 1st, an increasing number of New Yorkers have bought luxury properties in Florida, says Senada Adžem (http://www.senadaadzem.com), a top producer at Douglas Elliman in Florida. In addition to attractive prices for second-home buyers, stunning oceanfront estates, and warm climate, investors are also taking advantage of Florida’s tax incentives. In this first quarter, Ms. Adžem closed four sales to New Yorkers representing $18,565,000 in sales. The most recent record breaking sale to an undisclosed New York buyer is at One Thousand Ocean in Boca Raton, which closed on April 3. At $5.8 Million, or $1,425 per sq. foot, the furnished condominium residence represents the highest resale value at the property and illustrates increasing demand for luxury properties in Boca Raton and South Florida.
In Miami, Ms. Adžem is currently working with clients from New York and Connecticut showing high-end new developments such as the Edition by Ian Schrager, the Faena House and the St Regis in Bal Harbour. Unlike in 2012, where Ms. Adzem’s over $50 Million in sales were to international clients from Canada, Russia and Belgium, this year has started off strongly with luxury domestic sales.
