Downtown Coral Gables’ office building receives multi-million-dollar investment for upgrades

Giralda Place – Downtown Coral Gables’ newest, mixed-use development, combining modern residences, ground-floor retail and premier office space – announced the completion of a nearly $3 million renovation to its East Tower ‘Class A’ office building.

After 14 months of construction, enhancements to the 43,602-square-foot office tower were aimed at improving the quality of the prior structure to complement the new, neighboring Giralda Place residences, as well as improve its energy efficiency. Located in the heart of Downtown Coral Gables at 2222 Ponce de Leon Boulevard, the three-phase overhaul brings a new presence to the building, with a modernized façade that introduces contemporary elements, yet remains true to the Mediterranean style of the surrounding area. Additional upgrades included the interiors and new roofing.

The overall design balances aesthetics and functionality, with a focus on maximizing the best of Miami’s year-round sunshine. Floor-to-ceiling, hurricane-resistant windows facilitate considerable natural light for the interior spaces, while specially-coated glass minimizes the amount of solar heat throughout.

Confirmed tenants HSBC and WeWork will further remodel by customizing dedicated areas throughout the property to meet their brand needs. A Certificate of Occupancy (CO) is anticipated for December 2017.

“We are thrilled to reach the culmination point for the renovation of the East Tower,” said Christopher Brown, co-developer of Giralda Place. “Our goal was to modernize and enrich the existing structureand cultivate a space that the community and our tenants can enjoy. Delivering highly in-demand office space to the area is an integral part of our vision to create an all-encompassing lifestyle in Downtown Coral Gables.”

The development also features a West Tower, comprised of an additional 57,700-square-feet of ‘Class A’ office space. The nine-story building topped off in March of this year and is slated for completionin the first quarter of 2018.

Giralda Placeis adjacent to the completed streetscape renaissance by the City of Coral Gables, designed to increase the walkability of Miracle Mile and Giralda Avenue. The property also offers a convenient commute, with direct access to Miami International Airport and Miami’s Metrorail.
