Cypress Creek Medical Pavilion Developer Holds Broker Introduction Breakfast

On Wednesday, September 27, over 40 commercial real estate brokers gathered with representatives of developer Cypress Creek Medical Pavilion, LLC and development partner ANF Group to learn about leasing opportunities and incentives at Cypress Creek Medical Pavilion.

The future 82,000 SF multi-tenant medical pavilion with ambulatory surgery center began construction at 2122 West Cypress Creek Road, Fort Lauderdale, FL in March and is on track for completion at the end of the first quarter of 2018. A Topping Out event and Contractor Appreciation Lunch is scheduled for October 13.

At the broker event, Nelson Fernandez, Executive Vice President of ANF Group welcomed brokers and introduced a firsthand experience virtual reality tour showcasing the future medical pavilion. Brokers were able to navigate the building’s interior and exterior wearing the most cutting edge virtual reality headset on the market. Fernandez commented, “Experienced contractors and architects can envision a new property in their mind from start to completion, which may not be the case for everyone. The beauty of using three-dimensional imagery in the 360° virtual tour is that it brings the concept of Cypress Creek Medical Pavilion to life. This allows us to share our vision of the property very effectively with brokers, prospects and future tenants.”

Peter Messina, CCIM, First Vice President of CBRE who is the brokerage representative for Cypress Creek Medical Pavilion, shared space information along with floorplans and samples of the building’s Class A finishes, as well as tenant and leasing incentives. Breakfast fare was served by Offerdahl’s Café Grill inside the open-air tilt-wall building to give the brokerage community a preview of the construction progress.

Mr. Messina noted, “We are excited to accommodate medical tenants seeking space from 2,000 to 40,000 square feet who can benefit from cross referral opportunities and an environment which can offer coordinated patient care. With a state-of-the-art outpatient surgery center as its anchor, Cypress Creek Medical Pavilion is attracting a high caliber of medical practitioners.” According to Mr. Messina, pre-leasing tenant incentives are also being offered for leases of at least five year terms.

Cypress Creek Medical Pavilion is a Class “A” medical hub which will offer build-to-suit medical suites for physicians, physician groups, and other related medical services. Anchoring the facility will be a +/- 19,000-square-foot Ambulatory Surgery Center managed by Axis Health Care Partners. Amenities will include high speed internet and data, covered entry, surface parking, and an on-site café. Pre-leasing is underway, and building is approximately 60% pre-leased.
