NKF Secures Office Leasing Assignment for New CenterPointe III in Altamonte Springs, FL


125,000-Square-Foot Class A Office Building Will Expand CenterPointe on the Park

Leading Central Florida property developer Emerson International (Emerson) has selected Newmark Knight Frank (NKF) as its exclusive office leasing agent for CenterPointe III in Altamonte Springs, FL, as the owner prepares to break ground in early 2018 with delivery of 125,000 square feet of Class A workspace in early 2019.

Executive Managing Director Dan Caligiuri leads marketing and leasing for the project, which re-energizes the master plan for a 55-acre, mixed-use development in north metro Orlando. This listing represents the first major agency leasing assignment for the NKF Orlando office, which Caligiuri helped found in late 2016.

The first phase of construction includes a five-story, Class A office building with 25,000 square feet floorplates served by an on-site, structured parking garage offering a 5 per 1,000 parking ratio. Plans for a second phase would include CenterPointe IV, designed for approximately 200,000 square feet; together, this would bring the total size of the project up to 325,000 square feet of office space. CenterPointe III will be the third office building installment for the development footprint and will be located directly across from CenterPointe II and CenterPoint I on Central Parkway, which will be served by a new I-4 interchange.

The site will be adjacent to the new Sanctuary at Altamonte luxury apartments within the extensive CenterPointe on the Park development and its scenic lakefront setting overlooking Cranes Roost Park. The Sanctuary’s first phase will deliver 300 units. It offers convenient access to I-4 (via 436/Semoran Boulevard and Central Parkway) as well as Altamonte Mall, Uptown Altamonte, two international airports and major Orlando attractions.
