AVE Aviation & Commerce Center Inks 82,099 SF Of New Industrial Leases

AVE Aviation & Commerce Center the master-planned, 2.6 million-square-foot, mixed-use business park located in the western region of Opa-Locka Executive Airport, has signed five new leases totaling 82,099 square feet of industrial space, which is valued at more than $5 million over a time span of five years. This was announced today by Ernesto Cambo, principal of cpf investment group, the project’s developer.

Demand for warehouse and distribution space at AVE has driven tenancy to nearly 100 percent within the entire business park as companies look to establish a footprint in the thriving Miami Lakes industrial submarket. Located at 14350 NW 56th Court, AVE Aviation and Commerce is comprised of 178 acres, with one million square feet of developed space completed that houses 25 businesses and 1,700 employees.

The new tenants include Break the Cup; Builder Services Group; Royal Cup; Park West Gallery Florida; and Smart Design USA. They will be located in AVE’s Building “EF,” the 146,031-square-foot facility that is now 93 percent occupied. Lease details include:

·       Break The Cup The high-quality, Latin American Arabic coffee bean manufacturer will be located within 12,787 square feet of space.

·       Builder Services Group A subsidiary of Masco Contractor Services, the Daytona Beach-based company will operate its home installation production services amidst 12,787 square feet.

·       Royal Cup The major importer, roaster, and distributor of specialty and premium coffees and teas throughout the U.S., Mexico and the Caribbean, will occupy 12,787 square feet to service customers in the food service, hospitality, office and specialty coffee markets.

·       Park West Gallery Florida With art gallery locations in Michigan and Florida, the 18,677-square-foot warehouse space will service its more than two million customers in selling fine art through art auctions on cruise ships and in major metropolitan areas.

·       Smart Design USA The remodeling contractor, based in Pompano Beach, will utilize 25,061 square feet to support its services such as bathroom design, wainscoting and more.

AVE Aviation & Commerce Center is home to a prestigious mix of tenants that have cemented their presence in the business park. These include Off Lease Only; Goodyear; United States Postal Service; Banyan Air Services; and Turbopower Rolls Royce MRO. On the horizon is AVE’s latest, planned project, a Fairfield Inn & Suites under the Marriott flag, to be situated with direct frontage on Red Road. Upon completion, the limited-service hotel will deliver one of the submarket’s newest hospitality products to satisfy area demand.
