Tampa's Master Planned Westshore Marina District Inks a Two-phase Land Sale for $14.5 Million with WCI

Nearly three months after Fort Lauderdale-based BTI Partners sold an 8.5-acre site in Westshore Marina District to Miami-based Related Group, WCI Communities has inked a land deal for $14.5 million to close in two phases.

Today, Florida's premier homebuilder WCI acquired 2.35 acres for $2.5M to build luxury townhomes in the 52-acre master planned community in South Tampa. WCI has a second site in the master planned community currently under contract for $12 million. WCI plans to close on an additional 9.5 acres of waterfront land by early 2018. This will be the project’s first for-sale product.

Located off of Westshore Boulevard south of Gandy Boulevard in South Tampa, Westshore Marina District is a mixed-use community designed to transform the waterfront. BTI, a developer and real estate investment firm, is selling some portions of the 52 acres to seasoned developers, which will build the communities in phases. The overall development may include up to 1,750 residential units, a 200-room hotel, retail, restaurants and office space, 185 to 240 marina slips and a 1.5 mile-waterfront park.

WCI plans to build 35 luxury three-story townhomes on the parcel it acquired today, with plans to acquire additional waterfront land over the coming year.

Since February, BTI Partners has sold and put under contract more than $40 million worth of prime real estate and nearly 32 acres in Westshore Marina District as it moves forward with one of South Tampa's largest and most exciting projects.

“The fact that two seasoned developers have come on board to build within the marina district speaks to the huge demand and excitement for a well-thought out new mixed-use community along Tampa Bay’s waterfront," said BTI Executive VP of Development Beck Daniel in Tampa. "Westshore Marina District will add amenities and inject life to the neighborhood as BTI continues to invest resources to implement its vision and the city's desire to revitalize the waterfront. We want this project to be the fulcrum of new development from which residents can easily explore all that Tampa and St. Pete have to offer.”
